The Journey · No. II
From One Block to Many Homes
Considered, Not Subpar

The Subdivision
Journey.

Every site is unique, but generally, subdivision involves transforming a single block into two or more separate allotments. Our role is to help you identify what is not only possible, but what is optimal.

01. A Letter From The Studio
Our Position
Why Normus

Subdivision
doesn't mean subpar.

At Normus Homes we do not believe subdivision means subpar. We take specific steps to ensure every Normus home, whether one of one, or one of many, reflects thoughtful design and the high standard of craftsmanship you expect.

Modern subdivision is not just about density. It is about thoughtful, considered design, light, airflow, privacy, and the small daily routines that make a home a home.

Whether retaining an existing home, rebuilding, or creating dual occupancy or extended family housing, our team helps identify what is possible and what is optimal.

Retain & Build

Retain the existing home and build behind or beside it.

Selections, Documented

Documenting selections and inclusions to reduce ambiguity.

Approvals & Compliance

Managing approvals, compliance, and key project milestones.

Trades You Can Trust

Strong site supervision and South Australia’s most trusted trades.

02. The Seven Stages
From Feasibility to Final Finish

Subdivision,
simplified.

We follow a clear, proven process, from first conversation through feasibility, approvals, construction, and grand reveal, so the work stays on course at every stage.

01 · Initial Consultation

We begin with a conversation, understanding your goals, your block, and your vision.

02 · Site Assessment

Our team assesses zoning, overlays, site dimensions, services, and council requirements to determine feasibility.

03 · Feasibility & Strategy

We provide clear guidance on costs, timelines, design opportunities, and potential returns.

04 · Design & Planning

We develop tailored designs that maximise land while protecting lifestyle, functionality, and aesthetic quality.

05 · Approvals & Documentation

We manage council approvals, planning applications, and compliance.

06 · Construction

With a focus on craftsmanship and quality, we bring the vision to life.

07 · Completion & Grand Reveal

From final finishes to compliance sign off, we deliver each home to the Normus standard.

St Clair · Stage 1 & 2 Interiors

The same restraint,
indoors.

Inside, the homes carry the same calm as the streetscape. Stone benches, dove and oak joinery, oak look floors, generous clerestories, and a quiet northern light.
